A vendor has been hired to close out the building-wide (8509) violation # US2021-03577 holding up our 40-Year Recertification Permit # 40YR2001871.

We are in the process of hiring a licensed engineer to close out said violation, in order to then finalize our 40-Year Building Recertification.

4/2022 UPDATES:
Single Stream Recycling Program implemented. One new Recycling Bin was placed on the side of each building. All tenants have been made aware and were sent a brochure from the Waste Connections website on recyclable vs. non-recyclable items seen here. No additional cost for bins or program incurred.

We are in the process of implementing a single-stream recycling program as required by the City of Miami Beach.

AC, AC ROOF RACK FENCE AND DRAINS UPDATE - Last Updated on 5/31/2022
5/2022 UPDATES:
A few owners have asked about installing central AC and/or mini-splits in your units. Below is a short summary of where we stand.
The previous board installed AC roof racks and drains so owners could install ACs on the roof. However, effective 1/1/2019, the City of Miami Beach changed its' ordinances regarding AC placement/requirements for buildings on the water. Effective 1/1/2019, a new ordinance went into effect stating a fence needs to be installed around AC's/AC Racks placed on the rooftop of buildings on the water. Units 2, 8, and 9 were grandfathered in since they filed for their permits around the same time they were installing the racks. Nevertheless, since the AC racks that were installed on the roof are shared (not single racks) a fence would need to be installed around the entire structure before any further permit to install an AC on the roof is approved by the City of Miami Beach
In July/August of 2020, there was a $12,000 assessment, split by all owners, to cover the expense of this AC rack fence. The association at that time paid the vendor a $9,450 deposit and unfortunately, the vendor took the funds and did not complete the job.
Unfortunately, the vendor was not licensed nor registered with the DBPR and therefore it is difficult to file a complaint with the state. Hiring an attorney would most likely be futile and it is more likely than not that we would spend much more than the $9450 we have already spent and still not recover the loss.
With that being said, we live in South Florida and ACs will leak. We currently have drains on the sides of each building that wall units can drain into. We are looking at options to install drains in the front as the other option would be to reassess all owners to install the AC rack fence.
We will discuss this topic at our next board meeting in June/July of 2022.

4/2022 UPDATES:
In 2021, the prior board worked with an attorney, Siegfried & Rivera, to revise/amend our association's condo documents.
The amendments/revisions went up for a vote on two occasions and did not receive the votes required to move forward.
In the very near future, we will be sending out a form, so owners can add any/all concerns/reservations they have about the revised documents, and those concerns/reservations can be compiled and brought up for discussion/revision/removal.
Meanwhile, the revised condo documents can be found HERE for your review.
5/2022 UPDATES:
A clusia hedge has been planted on the south side of the building at no cost to owners. Board completed labor.
Parking area broken fence rods fixed, fence and wood separator repainted, black hedge added, plant roots treated and killed and the area filled with rocks to avoid trash accumulating. No cost to owners. Board completed labor.
12+ potted plants in white planters have been placed around the building, while keeping the required 36-inch wide clearance in corridors in mind. No cost to owners. Board completed labor.
2 white planters have been placed at the entrance of the building. No cost to owners. Board completed labor.
The planters for Unit 3 have been exchanged for white planters and some of the existing plants have been moved to the side of the building.
5/2022 UPDATES:
Shelving in closets have been replaced due to termite damage. Lamp sockets have been replaced, digital locks have been installed and closets have been organized. Labor completed by board at no cost to owners.
Concrete flooring near dock has started to come up again due to heavy rains and not properly priming floor when originally pouring concrete. We are looking into options on next steps (fixing proper way). To be discussed at next board meeting.

NEW PAYMENT PORTAL FOR FYVE - ComWeb Portal - Last Updated 4/2022

If you haven't done so already, please sign up to make monthly maintenance payments on the NEW COMWEB PORTAL.
3/2022 UPDATES:
FYVE has implemented a new payment portal. While one can still pay with checks, bill pay, etc., it is strongly recommended all owners set up payment via the portal as this allows the association to run unit reports instead of relying on FYVE. One can easily set up a bank account or pay via other means on the site. You can also view your account ledger.

4/2022 - Completed on March 15th, 2022.
3/2022 - Our Unit Smoke Alarm Inspections are scheduled for Tuesday, March 15th, at 12:30pm.
3/2022 - The inspector must be able to enter every unit. Please advise tenants that they must either be home or provide us with a key for their unit.
3/2022 - The City of Miami Beach installed a much needed clean out for the 8501 building.
3/2022 - We had the main 8501 building drain cleaned with a flex shaft via this new city installed clean out - No more clogs to date.
3/2022 - The damaged clean out cap for the 8509 building was successfully replaced without having to replace any portion of the drain.
3/2022 - The 8509 building does not seem to be experiencing any issues. However, if your unit is experiencing unwarranted backups, please advise the board as we want to get to the root cause of any possible issues.
3/2022 - Please remind your tenants not to pour oil down the drains as the oil hardens and builds up around the pipes.
